The lending ceiling follows the country rather than the region: in Spain non-residents can customarily reach around 70 per cent of the valuation, in Portugal up to 80 per cent. What does differ regionally, and considerably, is tax. On a resale purchase the transfer tax ITP of the relevant autonomous community applies: 9 per cent in the Comunitat Valenciana, 11 per cent above one million euros, 6.5 per cent in the Canaries, 7 per cent in Andalusia, and a band rising to 13 per cent in the Balearics. New-builds attract IVA at 10 per cent instead, or IGIC at 7 per cent plus AJD in the Canaries. In Portugal a flat IMT rate of 7.5 per cent has applied to buyers without Portuguese tax residence since 25 May 2026. Each regional page sets out what this means for your equity planning.
