Why budget the total outlay rather than the purchase price on the Costa del Sol?
The Costa del Sol is the higher-priced segment in these reports, and one pattern shows up especially clearly there. Even a property in very good condition calls for further investment after completion before it matches the owner's expectations. In Marbella, Estepona, Fuengirola and Mijas buyers therefore budgeted the total outlay from the start rather than the purchase price alone. That means purchase price, transaction costs and planned works together: the Spanish bank finances up to 70 percent of the lower of purchase price and valuation, while costs and works come from equity or a loan against German property. Anyone who raises this need only after buying faces refinancing on worse terms. At the same time Casares and Manilva show that attractive locations here are not automatically in the top price bracket. The spread is correspondingly wide: documented purchase prices run from 534,000 to 2,980,000 euros. In Andalusia the transfer tax is 7 percent, below the rate in most other regions. The works should be quantified before the valuation, not after it.
