How much will a Portuguese bank lend on the Algarve?
Portuguese banks lend up to 80 percent to non-residents. That is among the highest ratios in southern Europe. The decisive figure, however, is not the purchase price but the bank's avaliação. If that valuation comes in lower, the loan amount falls with it, and the gap has to be closed from your own funds. This is where financings fail that looked sound on paper. The cases documented here for the Algarve range from 612,000 to 1,640,000 euros in purchase price. Since May 2026 a flat IMT rate of 7.5 percent applies to non-residents in Portugal, plus stamp duty of 0.8 percent. Both belong in the equity plan from the outset, because no bank finances the acquisition costs. The valuation should therefore be commissioned early. It is the point where the actual loan amount is decided, not the purchase contract.
