Is it worth buying away from the well-known addresses near Valencia?

The reports from the Valencia region share a deliberate choice of location away from the familiar names. Buyers chose Castellón de la Plana, Cullera, Oliva and Benicàssim. Several buyers chose a high-quality existing apartment over a new build. Several also decided expressly against a beachfront position, because living there all year makes different demands than a holiday does. That lowers the purchase price but not the transaction costs. Transfer tax in the Valencia region is 9 percent, rising to 11 percent for higher-value properties. Together with notary, land registry and valuation, acquisition costs add up to roughly 12 percent. That sum has to come from your own funds, because no Spanish bank finances acquisition costs. For non-residents, lending runs up to 70 percent of the lower of purchase price and valuation, so roughly 30 percent equity. Purchase prices in the documented cases range from 472,000 to 918,000 euros.
