NIE Number Spain (Número de Identificación)

The NIE is Spain's tax and identification number for foreigners — without it, virtually no financial or property transaction in Spain is possible, whether purchase, mortgage or bank account.

What the NIE is needed for

The NIE is a prerequisite for signing the notarial deed (Escritura), registering the property, opening a Spanish bank account, and almost every tax filing — from the annual IBI payment to the non-resident income tax return (Modelo 210). Without an NIE, the purchase process simply cannot be completed formally, no matter how far the financing or property search has already progressed.

How and where to apply

The NIE can be applied for either directly in Spain at the relevant foreigners' office (Policía Nacional / Oficina de Extranjeros) or through a Spanish consulate in the buyer's home country — the latter often saves a trip, but still requires an appointment and the right paperwork (ID, application form, proof of purpose). Processing times vary considerably depending on location and how busy the relevant office is.

Why applying early pays off

Applying for the NIE early, before a specific property has even been found, prevents this one formal step from delaying the entire purchase process — particularly in a time-sensitive purchase where a competing offer is a real risk, a missing NIE can be the deciding factor in whether the deal goes through.
