Non-Resident Mortgage (Hipoteca no residente)

A Hipoteca no residente is a Spanish mortgage for buyers without Spanish tax residency — banks assess foreign income, employment and country of origin more strictly than for residents, which makes financing more demanding, though far from impossible.

Why the assessment is stricter

Without Spanish residency, a bank lacks direct access to local credit history and the usual local income paperwork — instead, foreign payslips, tax returns and employment contracts have to be translated and interpreted against Spanish lending standards. Banks also weigh the country of origin differently: income from within the EU is generally accepted more smoothly than income from outside the EU.

What actually differs from resident financing

Beyond the more involved income check, banks typically apply a lower maximum loan-to-value for non-residents (see LTV for non-residents), meaning a larger equity contribution. Processing also tends to take longer, since more documents need review and often translation — preparing a complete file early shortens this noticeably.

Why the choice of bank matters most

Not every Spanish bank is equally willing to lend to non-residents — some institutions specialise in international buyers with established, efficient processes, while others handle non-resident applications only reluctantly. The maximum loan-to-value (LTV) for non-residents in Spain is usually significantly lower than for residents; the lower of purchase price and appraised value (tasación) generally applies. Accordingly, more equity is required.
