Who we are and which licence we hold

Perini Finance & Property arranges property financing in Spain and Portugal, carried on the ground by Siegfried Perini since 2019. The arranging is done under a licence pursuant to §34i GewO, intermediary register D-W-132-ZUCB-95, supervised by IHK Mittlerer Niederrhein. In Portugal we work through an intermediary licensed there. All evidence: Regulatory status.

Countries, client groups and types of financing

We arrange financing for property in Spain and Portugal for international buyers without tax residence there. Alongside the classic non-resident mortgage we arrange structures only a few houses underwrite: developer stage payments during construction, releasing capital from a property already paid off, and raising capital from Germany. Loan-to-value, equity and the income limit

The bank always lends against the lower of purchase price and tasación (valuation). The figures below are customary market ceilings, not a commitment.

Separate from that stands the income limit (debt-service ratio): Spanish and Portuguese banks allow 30–35 % of net income for total debt service for non-residents (conservative model value 33 %). That is a different figure from the equity and is not confused with it. Fee and market-check method

Fee: 1 % of the loan actually arranged, payable only on success, without IVA and without upfront payment. Perini deliberately takes no bank commission for it — the full calculation and the effect on the rate are on Our fee. The purchase costs (transfer tax ITP or IVA+AJD, notary, land registry, tasación, lawyer) are borne separately by the buyer; as a rule they cannot be financed.

Market check: for every financing case 15 to 20 lenders are approached — large Spanish banks, regional cajas, non-resident specialists and international houses. How much equity do I need in Spain and Portugal?
In Spain around 30 % (banks lend non-residents up to 70 % of the lower of purchase price and tasación), in Portugal around 20 % (up to 80 %). The purchase costs come on top (Spain ~10–13 %). Separate from that is the income limit: the instalment should not exceed roughly 30–35 % of net income — a different figure from the equity.
