A lawyer and his wife from Munich planned to move their residence entirely to Spain over the coming years. As both could continue their professional activity partly digitally, the property was to be used year-round.

The choice fell on a generous apartment in a well-kept residential complex not far from the marina of Puerto Banús. Decisive were the central location, the high building quality and the ability to reach all everyday amenities conveniently on foot.

The buyers had considerable liquid funds and a broadly positioned securities portfolio. Even so, not all of their assets were to flow into the purchase, in order to preserve the existing asset structure.

In addition, the apartment was to be modernised in several areas before moving in and tuned to their personal living habits.

Designer kitchen, baths and study costed in advance

The property was in excellent condition. The intended investments mainly served individual equipment and a further increase in living comfort.

Planned were a completely new designer kitchen, the modernisation of the bathrooms, high-quality fitted wardrobes, optimised lighting design, more energy-efficient climate control and the fit-out of a separate study for digital working.

All measures were calculated in detail before the purchase and became part of the total investment.

Loan at 65% of the price, the portfolio stays untouched

The financing was set at around 65 % of the purchase price. This kept a considerable part of the assets invested while preserving a balanced equity ratio.

Alongside the purchase price, all acquisition costs and the planned modernisation measures were included in the overall plan from the outset — covered from equity, not by the bank loan. Later top-up financing was therefore not required.

Life shifted step by step to Puerto Banús

Once the work was completed, a high-quality residence was created that meets the requirements both of daily life and of the long-term plans for retirement.

The buyers were able to shift their centre of life to Puerto Banús gradually while preserving their financial flexibility.
