Buy a finca in Mallorca: how much the bank lends on suelo rústico and what applies to non-residents

Buying a finca in Mallorca almost always means the island's interior: the slopes of the Tramuntana, the plain around Sineu and Petra, the hinterland of Artà. Privacy, distance from the holiday bustle of the coast, historically stable value growth. The price for that is not in the listing but in the bank's calculation — for a finca, a loan-to-value of 50 to 70% is typically achievable, the otherwise usual ceiling of 70% only in the most favourable case.

Buying a finca in Mallorca: what loan-to-value range can you expect on suelo rústico?

If you buy a finca in Mallorca, on suelo rústico you usually get a loan of only 50 to 70% of the lower of purchase price and tasación, with non-residents more at the lower end. The decisive factor is the legal status of the dwelling: if it is not legalised, that pushes down the value the bank will lend against. The purchase costs of 10 to 13% come entirely from equity.

Why is a finca a financing question of its own?

Suelo rústico is land outside the urban development plans and is harder to realise if the worst happens, which is why the bank typically finances only 50 to 70% of a finca.

  • Finca on suelo rústico: 50 to 70% loan-to-value: For a finca on suelo rústico typically 50 to 70% — the otherwise usual ceiling only in the most favourable case, non-residents more at the lower end.
  • Why less? The decisive factor is the legal status of the dwelling, not the size of the plot: if it is not legalised, that pushes down the value the bank will lend against.
  • What to watch for? The legalisation and the additional documents the bank requires for suelo rústico — and the restricted tourist letting.

The decisive factor is the legal status of the dwelling — legalised, recorded in an escritura and registered in the Catastro for residential use, the financing comes close to an ordinary residential mortgage; an undeclared building, by contrast, often only leads to a loan with a shorter term and a higher interest rate.

Anyone who cannot cover this equity requirement from their account can borrow against unencumbered property in Germany. As of 08/2026.

Anyone buying an apartment in Palma or a house in Santa Ponsa in Mallorca moves within the standard logic of the non-resident mortgage: up to 70% of the lower of purchase price and tasación, the rest and the purchase costs from equity. The same basic rule applies to a finca — but with a different figure in front.

The reason lies not in the property but in the land. Suelo rústico is land outside the urban development plans. For the bank, the decisive question is not how beautiful the finca is, but how quickly it could be realised if the worst happens — and the market for rural property is narrower than that for city apartments. The result is a lower loan-to-value range of 50 to 70%, with non-residents more at the lower end.

Expressed in equity: for a finca at €900,000 and a loan-to-value of 60%, the bank finances €540,000. The remaining €360,000 and the purchase costs of 10 to 13% — around €100,000 at this purchase price — come from equity.

For a city apartment at the same price it would be around €270,000 plus purchase costs. The difference is the real reason why finca purchases fail, and it only becomes apparent after the tasación, when time is short.

Which papers decide on the approval?

The approval depends on the registered residential use in the Catastro, the municipality's Certificado Urbanístico and the Nota Simple from the land registry.

  • Registered residential use (Catastro): If the dwelling is legalised, recorded in an escritura and registered in the Catastro for residential use, many banks treat the financing closer to an ordinary residential mortgage. This is the single most important point of the whole review.
  • Certificado Urbanístico (municipality): The official certificate stating whether, and to what extent, building or renovation is legally permitted on the plot. Without this proof hardly any bank continues its review seriously — it belongs before the offer, not after it.
  • Nota Simple (land registry): Shows the owner, charges, rights of way and the registered area. Particularly with divided family fincas, the registered area often differs from the actual one — the bank calculates with the registered area. More in the wiki entry on the Nota Simple.

Why is the tasación (valuation) more extensive?

The valuation takes into account soil type, water access, road access, existing charges and the legality of existing buildings. It takes longer than for a city apartment and more often comes in below the purchase price — which pushes down the loan-to-value a second time.

If the land only has an undeclared or illegally erected building, some banks offer a loan with a shorter term and a higher interest rate instead of a classic mortgage — comparable to a commercial land loan, not to residential property financing. The financing logic behind this is set out in detail under finca mortgage on suelo rústico.

Does the same Balearics ITP apply to a finca as everywhere else on the island?

There is no separate tax rate for rural property. On a resale purchase the progressive Balearics ITP applies: 8% up to €400,000, 9% up to €600,000, 10% up to €1m, 12% up to €2m, 13% above that. On top come notary, land registry, lawyer and the NIE — together around 10 to 13% purchase costs. No bank finances these costs; they must be covered entirely from equity.

What the Balearics offset, on the other hand: the wealth tax allowance is €3m per person and therefore higher than in the other regions. A mortgage taken out for the purchase is deducted from taxable wealth — one taken out later, by contrast, is not (Tribunal Supremo, judgment 167/2023 of 13.02.2023). Work through your case with the purchase costs calculator and the mortgage calculator.

The second route: how can equity come from existing property instead of from your account?

The lower loan-to-value range for a finca cannot be negotiated away — but the missing share of equity can very well be covered from another source. Anyone who owns an unencumbered or largely paid-off property in Germany can borrow against it and use the released capital in Spain; the Spanish bank then sees a buyer with a high equity ratio. How this structure works and where it breaks down is explained under borrowing against your German property to buy in Spain.

For the combination of both routes — Spanish mortgage plus additional German borrowing against existing property — see combination of a Spanish bank and German top-up borrowing. If the obstacle is the age limit, age limit for a mortgage in Spain will help further.

What was really paid in this area. Prices on property portals are sellers' asking prices. What was notarised is published by the Spanish notaries' association itself: in the Portal Estadístico del Notariado — free of charge, without registration and available down to postcode level.

In the first quarter of 2026 the prices paid were 29 per cent below the asking prices, the largest gap since 2007. For the financing, that is the figure that counts: the bank's valuation company calculates with completed purchase contracts, not with listings. → Portal Estadístico del Notariado · What this means for your financing · Where the figures come from

Frequently asked questions

What does suelo rústico mean for the buyer in concrete terms?

Suelo rústico is land outside the urban development plans, intended for agricultural or forestry use. Buildings may stand on it — legally, the land remains rústico. What counts for the bank is how quickly the security can be realised if the worst happens, and rural land is harder to assess for that than an apartment in Palma. In detail under finca mortgage on suelo rústico.

Which additional documents does the bank want to see for a finca?

Beyond the usual creditworthiness documents: the Catastro extract with the registered use, the Nota Simple from the land registry, the municipality's Certificado Urbanístico and — if available — the certificate of habitability (cédula de habitabilidad). If one of these is missing, hardly any bank continues its review seriously.

Can I let a finca in Mallorca to tourists?

Only with an ETV licence for bookings of under 30 days. On the Balearics, many municipalities have had a licence freeze since 2018; existing licences are correspondingly valuable on resale. For long-term letting from one month, no licence is needed. Whether the bank takes rental income into account depends on the institution — do not base your financing plan on it.

What if the dwelling is not legalised?

Then the circle of banks narrows considerably, up to and including rejection. Instead of a residential mortgage, some banks only offer a loan with a shorter term and a higher interest rate. Subsequent legalisation is possible depending on the municipality, but it belongs before the purchase and in competent local hands — not after it.

Catastro entry, Certificado Urbanístico, state of legalisation: whether, and at what rate, your specific finca can be financed is written in these papers. We look at them in advance.
